When you take your researcher’s hat off and put your buyer’s hat on, what you’re looking for is renovation potential.
You need to assess each property not only regarding what condition it is right now, but what it could be when you’ve renovated it.
The main consideration is the condition of the property. You’re searching for a place rundown, but notutterly derelict (unless you really like a challenge)!Next you will think about the needs and wants of the current market, and whether this place might meet them with your improvements.
Finally, you should consider how far you can take the property.
Some properties will only need a facelift to gain a tidy profit.
Other properties can be quite transformed, taking them to a far superior state and unlocking better profits.
Generally speaking, there are three types of properties that attract renovators:The ‘Patch ‘n’ Paint’ means it is a solid property, in good nick structurally but the decor is dated.

If you do decide to make an offer on a property with structural defects you need to get a quote to find out how much it will cost to rectify the problems and factor that into the maximum purchase price.
If the numbers still stack up then go for it. Remember, you can usually negotiate hard because many buyers will be scared off by the “problems”.

When you match a property to target tenants you’re less likely to have vacancies, or need to reduce therent to get someone in.
Build a good relationship with property managers and find out what type of properties are most wanted in the suburb. Tell them you’re looking at buying an investment property in the area, and ask them what tenants prefer.
